Costs & Additional Expenses when buying property
Buying property in Italy involves additional costs beyond the purchase price. Understanding them helps you calculate your investment realistically.
Registration Tax
Approx. 2% for primary residence and 9% for second homes – usually based on the cadastral value.
Notary Fees
Typically between 1% and 2.5% depending on the property value.
Agent Commission
Usually 3% to 4% plus VAT. Often paid by both buyer and seller.
Cadastral Value vs Market Price
Private purchases are often taxed based on cadastral value – usually more favorable.
Additional Costs
Translator, lawyer and administrative fees should also be considered.
